I don't know of any 55+ communities in Somers Point, Linwood or Northfield, but there are many in Galloway, which is not a bad ride to beaches and also not too rural.

How about those condos over on Bay Ave. in Somers Point? Across from Shore Memorial? They're not 55+ specifically but it's a beautiful community and I'm sure a good number of seniors live there. Could be an option.

I still think the OP's best bet is going to be in Manahawkin, Toms River or Brick - towns with close beach access and loads of 55+ units. Unfortunately, because of the expanse of senior communities, they tend to build them in areas westward and away from the ocean, with some exceptions. So the best course of action is to buy one in a town where you can still get to the beach quickly from the 55+ zones. In Manahawkin, it's a pain to get to the beach on weekends during the summer with the bennie/shobie traffic, but if you're retired you can go all week anyway. I tend to avoid the beach on the weekends, since I set my own hours in my job and can go during the week.

There are definitely some condo units in Margate and Longport, too. Again, not age-restricted, but still would sound perfect for the OP.

I guess it depends on the reason they want 55+. The condos in Somers Point are going to be full of loud people in the summers, they will hear the music from the inlet and the public concerts on the little beach there, and be faced with crowds wherever they go - my Mom is a senior and I know she wouldn't be able to handle it. They are also extremely expensive, the OP didn't say whether he wanted to pay $400,000 for a 2-bedroom condo plus hefty condo fees. They are also multifloor condos, most people who want 55+ don't want stairs if they are planning to age in place there.
