Everyone I've spoken with who works at LSU and lives on the Northshore typically spends less than an hour in the car each way. So, I think those cost estimates are somewhat inflated; although, I do appreciate you going to the trouble.

Also, my particular circumstances allow me to commute during non-peak hours, so I can avoid the heaviest traffic.

I guess the lifestyle issue is more important than I originally indicated. We like quiet, safe neighborhoods with room to run around (I also have a border collie!)

Other hidden costs on in Orleans and Jefferson Parishes are the homeowners and flood insurance. Also, I've heard but haven't verified yet, that the Orleans Parish/New Orleans municipal taxes are pretty steep. In St. Tammany,the millage rate on property is .017. Anyone know the property tax rates in Orleans and Jefferson?

By "afraid" to live in the city, what I meant was: we sort of have turned into loud people. Instead of walking across the one acre yard to have a conversation, we just yell at the top of our lungs! LOL! Plus, the dog has special needs and I am "afraid" all the noise will upset him too much. So we are looking to find a 1 acre lot with a nice big house, like we have now. Just don't know where in the New Orleans area to find such a place.

I commute to the city from Mandeville, but I work 12 hour shifts, so I only work about 3 days a week so it's not that bad for me. I used to live in Metairie, but I find I'm not as stressed as I used to be after moving up here. It's just a lot better quality of life IMHO.
