Off-Campus Housing for Tulane Students (New Orleans: real estate, apartments, rental)

I have a few questions about the Uptown/Carrollton area, specifically as it pertains to off-campus student housing for Tulane students. As my incredibly clever screen name implies, I am a grad student in NYC (Master's in Real Estate Development & Finance), and I am writing my thesis about various districts in New Orleans. I appreciate any responses, and thank you in advance.

(1) Which of the sub-districts in this area (i.e. Audubon, East Carrollton, Black Pearl, Leonidas, Uptown, etc) are well-known as attractive housing for Tulane students living off-campus?

(2) Within those sub-districts, which streets/sub-neighborhoods are most desirable?

(3) What types of rental housing (single-family, duplex/townhouse, mutli-family apartments, etc) are typically most desired? Do Tulane students prefer to live alone or in groups?

(4) What range in rental rate is typically considered acceptable to these students, given the various housing choices?

(5) Is there a clear high-end and low-end of desirable housing choices, or are most choices similar in quality? If mostly similar, what quality-level?

Again, thanks to anyone taking the time to read this. I have read through quite a bit of the previous threads, and many of you are clearly very knowledgeable about the New Orleans market. Your responses are much appreciated.

While I can't answer all your questions, I can tell you that my son lived on Napoleon Street in the garden district while he was getting his undergrad at Tulane. He and two other males lived in the upstairs apartment of a two story house. This was about 5 years ago and the rent was around 12-15 hundred a monthe then. But it was a huge place 3 bedrooms, 2 bath, kitchen, dining, living and a large 2nd story orleans style front poarch. I don't think it had washer/dryer or hookups. while he had a car there, he never moved it. He rode the trolley, walked, or biked everywhere he went.

Don't know if this will help, but perhaps its a start.

Yes, that is a very helpful start, and thank you for the response. If you don't mind, I have a few quick follow-up questions...

(1) You mention Napoleon Ave in the Garden District, so I assume you mean somewhere between St. Charles Ave to the north and Tchoupitoulas St to the south, correct? If so, do you know if it was north of Magazine (and below St. Charles)?

(2) Did your son ever mention the reasons why he chose to live in that neighborhood versus other locales, such as those that lie to the west of Tulane (ex. East Carrollton or Leonidas)? For instance, reasons such as the neighborhood looked friendlier/cleaner/safer, the location was closer to downtown, etc? Did he like it there?

(3) To your knowledge, were many other Tulane students living near him?

Actually, I think they chose this neighborhood because of the availability of houseing there. He lived with two other Tulane students and there were many other students in the other apts on the street.
While I can't remember much in terms of the directional markers, I do know that the area was just a street off from St. Charles and the house was directly across from a resturant I think called Pascal's, whose signature dish was barbeque shrimp.

The neighborhood was considered a safe one and there were always people walking about.

One of our sons friends (a female) lived in an apartment on St. Charles across from the Superior Grill. Most all of the residents of this building were Tulane students.

Google or map quest these streets to get a better prospective of the area in terms of your needs. I do remember that there was a large grocery store nearby and a drug store with a huge liquor/beer/wine department close by as well.

As an answer to these questions from another forum, I received the following answer:

"... My sister has friends living in the area immediately adjacent to campus--mostly on streets named after trees, e.g. Oak, Maple, etc, and they rent a house as a group."

I checked Google Maps, and this best describes the area immediately adjacent to the northwestern section of Tulane. Apparently this is the border between Audubon and East Carrollton.

Do Tulane students show a noticeable preference for one of these neighborhoods over the other (northwestern Audubon vs. East Carrollton), or are both equally acceptable?
