Correction -- I drove past there tonight, and people are indeed living in the building. Looks like the lower levels are occupied -- that's where I saw lights, etc. The front gate was closed and someone was sitting at the desk.
I just re-read the whole thread from start to finish.
It's very informative and worth the read.
I want to say thank you to many of the posters who have been active on this thread for years, who live there and still come back providing information.
I especially like the post about people who have moved in and how the decorated their apartments.
Its nice to hear people share their experience and feel their happiness through their words.
I got the email of being selected, honestly i have been so desperate looking for affordable apartments that i apply for everything that i can afford and did
Not realize that Penn South was an CO-OP and that i do not have that type of money to put down. How much do you need to put down, please give dollars.
Twenty-Five percent of 100,000 for example, is $25,000. You don't have to send the application in if this is something you don't want or can't afford. I'm sure at the end of the application deadline, they will adjust the log #'s and waiting list accordingly depending on how many applications (with the $100.00 fee) they actually receive? (I'm guessing)

Even though Penn South isn’t technically Mitchell Lama, I would reach out to the Hebrew Free Loan Society and see if they can help. They offer interest free loans for Mitchell Lama: https://hfls.org/loan-programs/housing/
Yea with two guarantors that make at least 50k/year
