Thanks - I had previously signed all of the HPD docs from Maria - they weren't sent apparently. They counted my child support twice which kicked me out of the range for the apartment. I filed a complaint clarifying yesterday and showing their error but it was rejected again this morning. I just emailed Maria but I just don't know what else to do. It's an obvious and easy error to fix. I'm crestfallen honestly. I'm absolutely eligible for this apartment and the error is on their end. Any ideas? Thanks everyone for all of this info.

Hi Gil I don't think they provided it for you. you have to go and look for a company offering it since they are asking 300000 in coverage the premium cost its a bit high. If you know any company that offers price effective cost please share with me. Thank you

I use Lemonade renter insurance: https://www.lemonade.com/ - My building is also asking min $300K in coverage & my premium is only $133 annually.

Hi, how did you do yours to have it so cheap? I did mine and i have a quote of $280 annually.

I notice you comment on other thread regarding the 421-a riders attached to the lease how does it work?

@someoneinqueens does your rent go up every 2 years or yearly or does it stay the same?

I don't know... Maybe you ask more coverage in personal property, loss of use, & medical payments to others than what I asked? Also, deductible plays role, my coverage has $250 deductible, the lesser deductible the more premium will be.

My rent increase is based on the percentage that the RGB voted every year for rent-stabilized.

Please be careful there is a rider attached to our lease called the 421 a riders that notifies us that owners are allowed to charge an additional 2.2% of the RG on the anniversary of their contract, for mine its 2039.
for example in 2039 my rent will increase by 2.2% and the rent guidelines %, let says 5% so the total will be 7.2%. and it will continue like this until June 30, 2044.

Some buidlind it will be sooner if they only have a 15 years contracts so 4 - 6 years stabilized and the rest during phased out will be charged the additional amount. This one is 35 years with a 3-4 years construction exemption included.
