I have a legal question related to my lease renewal: I live in a lottery unit and my lease renewal is due in 2 weeks. I noticed that a rider to my lease renewal states that the landlord received a J-51 tax exemption for my building/unit and that the rent stabilization status of my unit is currently subject to litigation.

My understanding is that this makes me a "Roberts" tenant, but as a lottery tenant, I don't think I should be victim to potential de-stabilization at all (at least according to this memo: https://d3n8a8pro7vhmx.cloudfront.net/.../2020_Roberts...).

My questions are:
1. Can I sign everything except this rider to renew my lease?
2. Does anyone know a lawyer that specialized in Stuytown/tenants rights that I can talk to about this concern (and the question above)?

I only have 2 weeks so any help would be highly appreciate! I'm extremely invested in staying a permanent Stuytown resident.

No, you cannot sign the lease and not the rider. They will just send the lease back to you with a note saying you didn’t sign it.

You might get more replies and the knowledge of interested parties if you post in the main Stuy Town lottery thread.

The status of the Roberts tenants is very complicated. You are not from the 2021 lottery, I assume?

The tenants association also has an active Facebook group that’s public.

I suggest you also contact the tenants association directly for more info and resources.
