Hi everyone,

Wondering if anyone has gone through this. My building placed flyers underneath all apt doors. It read that if you renew your lease for 1 yr you will recieved a free month if rent. For 2 yr renewal you will reciev 2 months free. I reached out to management because I didn't see it reflected in my rent yet and they told me “oh sorry thats only for market rent not for lottery winners”.

My question is then why give the flyers to everyone and not note it on the flyer that its only for market rate rentals. Also the fact that they didn't respond to my email with this info instead they called was fishy as to not keep paper trail.

Has anyone experienced this?

Also just to not do two posts… how is the recertification process at for others if any. I actually had to give more paper work for the first time in 3yrs then I did when I first won the lottery. New building manager is super weird and I even had to explain zelle transfers and all the works. This is the first time I had to do a recertification all other years it was just a lease renewal/taxes and thats it.

The list was so long it was so weird but just to name a few
Zelle transactions
6 month bank statement
401k statements
6 months pay stub
Work verification letter
Taxes for the past 2 yrs
Tax transcript form
Student affidavit
Bank release form
401k release form
1 electric bill copy

Truly appreciate anyone sharing their experience.

Affordable/low income "lottery" units are almost always rent stabilized. That adds a whole layer of complexity to things and often no, LLs don't offer discounts or other incentives to RS tenants.

Not to say "never". IIRC during height of covid pandemic when developers and LLs were having issues with existing tenants remaining and getting new ones to sign leases some lottery units were offering one or whatever free months.

It would vary by legal rent, but often LLs don't have problems filling RS apartments, especially new construction in "luxury" buildings where there is a good discount off market rates. As such a LL has no reason to offer any sort of inducement to such RS tenants. If they move they move, either city or LL themselves will find a new tenant.

Market rate tenants are another matter. As stated numerous times in this forum such households often have options. They can and often will pack up and move for various reasons including rent being too high.

Someone wrote then printed up a bunch of flyers sent them over to building with instructions to super or other staff to put them under every tenant's door. That whoever wrote up notice didn't include disclaimer about not applying to RS tenant likely falls under "stuff happens".
