New lottery in PLG with 40 units at 130 AMI

130% 1 Bedroom 29 units $2,350
130% 2 Bedroom 11 units $2,750

A little higher rent than previous lotteries in PLG, but Hot water is included. That can be an easy saving of at least 100$ a month averaged out on coned bills.

I'm curious about why there seems to be particular excitement for this building. I'm in the running for another building next door, but I was going to pass on it - because every time I tell friends/family it's in PLG, they tell me it's too far and too close to "the hood."

I'm not familiar with the area myself, but also seems like it's rapidly changing for the better. May I know some of your reasons for being excited about this lottery? Thank you in advance.

if you're not black, then your friends and family are trying to tell you its the hood because its an urban environment.. that area is close to prospect park, downtown and it's gentrifying... if i get that area i can walk to work. it'll work for me..

I live in PLG and I don't know if rapidly changing for the better is the right take. It's certainly not the hood smh. It's a racially diverse neighborhood filled with people who care about each other. And what's disheartening is that the lotteries here are not for the current population, hence why there's no CB requirement for this building. And the reason they're still looking for people to fill those units. It's a super convenient neighborhood with major buses and the Q/B/S trains, yes it's safe, and there's lots to do here for singles, couples and families.

I notice the lottery says Modified Lottery did they previously have it at a different price ?

Passed here today. From the outside doesn’t seem as if anyone lives here as yet but did notice someone mopping the lobby. Building looks good , but the surrounding area doesn’t necessarily match if that makes sense even with the few recent new builds throughout the area.
