Hey folks,

I'm planning on bailing on the professional world in order to move to the Lower East Side and focus more on my music. During the transition having the documented income needed on most rental applications will be impossible because I'll be living off of savings, music income, and a part-time job to help pay the bills.

I'll have at least six months rent and living expenses saved before making the move...Any advice on how to find an apartment? I'd have to imagine there are a ton of musicians with fluctuating incomes living SOMEWHERE in the city.

Your PT job would be key then. I think at the end of the day they want to see some consistent income to know that you'll be able to pay your rent. Also any W2s that you might have.

Do you know any current musicians in the city with whom you could network? They might be looking for a roommate, or might know someone who has a sublet situation. A roommate/sublet will be easier for qualification at the outset, especially the roommate situation.

Yes, if you have problems with traditional rental applications, try for a sublet and/or roomate situation. It's very expensive even on the LES now, so you might want to share a space with one or more people, particularly if you want to network and build/keep some savings. The LES is flooded with musicians, so it shouldn't be hard to find some roomates on CraigsList or other listings, I'd imagine. Check online for NYC/musicians' websites that might have a "classified" section.

Yes, there are plenty of musicians here, but most of them are not on their own lease. There's no shortage of people offering rooms around the city, and there's no need to be able to prove anything, unless your roomie wants it. Just go on craigslist and find someone looking for a roommate.
