I live in a 1br condo in Manhattan and consider moving to Park Slope soon (had a baby, and really like Park Slope as a place to live, and the fact that this neighborhood has 3 public elementary schools that are pretty good, which is very important to me). Ideally, I would like to live in a 2br that is at least 1100 sq feet in size, preferably 1200 sq feet. My budget is about 2900/mo for a rental and up to 680-700K if I were to buy an apartment.

From what I see on the the real estate sites and Craigslist, seems that it is very hard to find a decent apartment in Park Slope that satisfies my criteria (I see a lot of really small and old apartments with rents approaching 3K). Am I right, or should I just wait a bit? Thoughts?

It would kind of be a gamble either way. Now is a good time to buy/rent since there are probably more incentives now than there will be once the market really picks back up. You have more bargaining power right now. If you wait, you might lose out on that. On the other hand, depending on HOW the market picks back up, there could eventually down the line be a saturation and you will still have some bargaining power.

It really will depend on just how things turn out. I would say that your expectations for something very nice i.e. luxury condo/rental in Park Slope are a tad bit unrealistic. Its possible but you may need to be a bit more flexible.

Consider renovated spaces vs. brand new buildings or focus on the layout of your sq. ft. versus the size itself. I have seen a lot of large spaces wasted by poor layout choices so size is not everything.

you have to be careful with park slope nowadays. some of the families on my block have moved there due to an influx of poor minorities and other vermin to the area. they all kept stressing about a shelter opening up in the neighborhood or a housing project closing down in gowanus.
