Read SuperMario's post on the first page of this thread. He listed a few neighborhoods that were doomed to be purgatory ghettos forever. Half of them have since gentrified. You can look at his list for Bronx and see which ones are still affordable for purchasing.
He was spot on with good neighborhoods to invest in (based on which ones he bashed) and he didn't even know it!

Those who invested in Bedstuy got a fantastic return in their investment and there has been no mass murder of newcomers. Any violence is gangsters fighting over drug dealing turf. You’re okay as long as you don’t deal.

If OP bought in Stuyvesant back then, and has since got married and had a kid of two, I'd be curious to know what convenient school options they have. My guess private school in Williamsburg. There might be a Catholic school in Fort Greene.

With the equity that he’s gained in his house since 2010 I’d say that his options are unlimited.

I could be wrong, but I don't think people are tapping home equity to fund things, like private school.
