Although now that I think about it, the LL has implicated himself by giving you back 1K he implies that there is 2500 in damages. This would be be good evidence in small claims that he owes you an explanation for what the money went for.

Welcome to the 21st century. Emails are dated documents and are exceptable in court. Emails back from LL are also exceptable in court as proof that the address is active. Getting a copy of phone calls made during certain dates from the phone company is also admissable. The 12 month lease person getting most back was charged cleaning fees most likely. Also you probably didn't know that the LL may have to pay interest on deposits from day one. So thats another item to sue for.
