I would agree on $1600 for standard/non-modern apt like 90% of the apts in Gravesend, I was accounting for more high end look I am assuming (brand new kitchen w/ granite, stainless), spacious, with balcony.

There are not many options like this in Gravesend, and I live here. 1BR a few blocks away with similar description was getting $1300, I remember seeing an ad for some time for a 2 bed, 2 bed that was high end and asking 1900 (although that one was overpriced for sure)

Wow, good memory.

I got it for $424,000. I live on Staten Island, but I do not want to deal with the hassle of being a landlord, so I want to hire someone to do it for me.

The balcony is in the back of the house and could be entered thru the master bedroom. The kitchen does have granite and SS appliances. The kitchen is kind of merged with ther living room - there is no separation wall between them. I think the private roof top terrace is the "cherry on the top." You could sunbath there in the summer or cook BBQ or put a storage shed there or do whatever you want. I think this is a big plus. Anyway, I asked the broker how much this could go for and he said $1800.

Good deal, you negotiated the price down. $1,800 a month is the maximum that you would get. You want to build up
equity in the condo. I don't blame you for not wanting to deal with the hassles of being a landlord, just because it's
a new unit doesn't mean there will be problems in the near future.

I saw the pictures of the apt online and it looks very nice but the view from the balcony or even the roof top terrace doesn't compare to those high rises across the street on Cropsey Ave overlooking Gravesend Bay. I think those buildings are co ops though.

The question you really asking is : "What's the higest I could charge for this apartement?".

This is how the greedy real estate market works.
