Hi, I have been looking to rent a Loft for the last couple of months, trying to find a 800-1200 sqft for no more than $ 2000 at some area close to the city like prime clinton hill or navy yard etc. I have found a couple of websites in which they gave me access to some listings but in reality you end up paying a partitioned broker fee each month of your rent. I am not looking to skip the broker fee ( although it will be nice ) but contact the building management and deal with them directly. I came across several buildings that I liked but could not find the way to ask if there was or it will be something available in the near future. I was wondering if there is a way to see a list of landlords or buildings, I assume its almost impossible otherwise brokers will not exists but perhaps might be a way to contact a person who has access to that information, maybe the super on the building ?

Any advice will be much appreciate it

Go to the dept of buildings, or the dept of finance websites.

some mgmts have signs near the door.
you can also try hpd website, if you look up the building, click registration the mgmt can/should be listed there

Do you realize that most reputable buildings will pay the broker their commission fee? I cannot imagine searching for an apartment without a broker. You shouldn't have to. Contact an agency or respond to an ad or something, and say you are only looking for no-fee buildings. They will be more than happy to do all the work for you and you don't even need to pay them anything.

Sometimes the building has their own broker, so you have to go through them.

Hey, all I know is that when I dealt with a broker, he was nice, efficient, and found listings I would never have come across on my own. He set up the appointments, he called them to check on the application and approval. I didn't have to do any of the hard work. And I paid him nothing. In fact, he paid for the cab fare to go between buildings on a day when he was showing me multiple options, and gave me a housewarming gift when it was all over.

Why the hell do people think brokers are the devil?

Thanks all for the advice. I have to say that from my experience there is not such a thing as "no fee apartments". Brokers will make you think you are not paying the fee because you are just paying the first month and deposit but they have already arranged with the landlords so they take lets say $100-$200 per month from your monthly rent. Therefore if you have rented a "no fee apartment" and your rent is $2000 per month that means your landlord gets $1800 and the broker gets $ 200 every month. That way brokers gets their $2000-$3000 per property. The bottom line is that if you are planning to sing a long term lease like a 2 years or more its always better to pay a broker fee that way although you will be paying upfront a good amount of money your monthly rent will be less.

Personally I think brokers deserve to get paid but not that much, specially in a city like NY where rent its not cheap and brokers just makes things worst. Also from my experience at least %80 are shady and professional liars and the ones that are more professional does not have what I am looking for, for that reason I was wondering how to contact management directly because sometimes I come across building or neighborhoods that I like were I am sure there is some property that will become available but the broker get it first, so these guys have access to a list of landlords and management. Would not be just so simple for the landlord to post and ad for himself, why we do need brokers for ? It will be awesome if they disappear from NYC that way rent will be much more affordable.
