Found a nice 3 bedroom, 2 bathroom with one mini extra bedroom (with a full ceiling fan, light set up, and window) making it sort of a 4 bedroom, 2 bath-

the rent is $2000 a month no fee...

saw pictures, looks pretty decent.

It's somewhere between 123rd and 126th.

is that price point accurate, or is something up?

It certainly seems worth a trip.

For Harlem, 123-126th, walk-up, no doorman, needs work and exterminator, it isn't unbelievable.

I don't think it's a scam, but it's crazy that's what 2,000 gets you in this city.

Depends where, exactly, it is.

The apartment is probably rent stabilized. In that case, the rent is not surprising.

$1999 is (or at least was) the cut off for rent stabilization.

location location location plus it may need some tlc I don't thank its a scam. BUT, still be cautious. Be careful in that area not sure how it is these days. Good Luck

It is now $3,000, I believe, and the occupants must make more than a certain amount, it might be $175,000.
Both conditions must be present.
In addition, if the owner continues to receive a J-51 tax benefit, it is illegal to deregulate any apartments no matter what the rent may be. Such tax benefits are common and likely in Harlem.
I would suggest that this rent is not legal, actually. It is probably the "gut-rehab" of a very cheap, regulated place, and the owner wants to stay beneath the radar. Also common in Harlem. This is more likely than a scam, or more common in any case.

I wonder if its my cousin's co-op. He just sold it to move to Latin America. Its located close to where you are, around those streets...If memory serves me correctly, its right across from Jackie Robinson Park, near 145th Street..seems like the area has great diversity (ie no domination of 1 particular group over others in a block radius). He won it through a lottery system sponspored by Citi Habitats and its worth a FORTUNE now, but its absolutely gorgeous inside - hard wood floors, high ceilings, new appliances, big rooms. Its also a 2 minute walk to the subway and close to a slew of stores, shops that appeal to all types of socio economic groups/residents. The area is expensive because of its location.

Which shops, exactly ?!! Subway ? Starbucks ?

That is not an expensive area, and definitely mixed in terms of safety. There have been shootings.

I know a few people who are moving out, right now, for those reasons.
