Hi all,
I have been reading posts for awhile, and although I'm sure my question has been asked, I'm hoping for some personalized help.

Here's my situation. I'm a divorced 40s female who is moving back home to NYC because it is home and my mother is aging and I should be closer to her than I am at the moment in California. I'm trying to figure out where a good option for me to move to would be.

As I mentioned, I'm not young and trendy and I have no desire to live in a trendy area, and I have no desire to live in Manhattan. I don't care if I live among people who don't look like me (my delicate way of saying it), but as a single woman, I want to be safe. I don't anticipate coming home at all hours--haha--but in the winter it gets dark early and I don't want to feel unsafe walking home before 9pm. I also need to have access to the subway or a reliable bus (I don't have a car).

I'm asking on the forum because I know a lot has changed since 1992 when I left! Places that used to be unthinkable of as a place to live might be ok now. To give an example--I grew up off of 9th Avenue in the 50s in Manhattan, and it was not nice at all back then. I never walked down 9th Avenue. And in the past 10 years---it's like a 100 degree difference! Any suggestions for me? Specific parameters within areas would be most helpful. Thanks!

Does your mom live in the city? I would think that if she did, her location would be the paramount determinant for where you'd like to be. Even if she isn't depending upon in which direction she is might be a consideration. For example, if she's out on the island, perhaps you'd like to be near one of the LIRR stations in Queens.

I was away for awhile. Anyway, my mom lives in the 50s on the West Side, the new trendy Hell's Kitchen area, and as I mentioned, I don't want to (and am not willing to pay for) live in the middle of the city. But it's great visiting. She is close to Columbus Circle and the N/R line on 7th Avenue, so it's easy (I think) to get there from many other areas.

damn is your moms place rent controlled?

see to that at one point you live there enough to take it over.

You know, I used to always say I wasn't interested in that (taking over her place) but that was years ago, before I knew I'd be returning to the city. Her place sure is rent controlled, and she's been living there for over 50 years! I've been meaning to ask her about this, but for now, do you, or anybody, know how that works? Is it even possible for me to get on her lease (I lived there until I was 24, but of course, I realize that doesn't mean a thing now). Any help/information is GREATLY appreciated!

Astoria is wonderful and right on the N train. plenty of amenities.

Sunset Park, New Utrecht, Bay Ridge, Boerum Hill. They're pretty nice, not too hip areas in Brooklyn. They're also located along the N & R lines, with the exception of the last being on the F line.

You have to live with her for at least 2 years before you are eligible to be able to take over her apt. (in the event of her death, which I hope is not in the near future....)

If you wanted to takeover her apartment you would need to add yourself to the lease as well. I am not sure about having to live in the apartment for two years, but it does make sense. My grandma has a rent stabilized apartment that she sublets (legally) and my mother is on that lease with her, so when my grandma does pass away, my mother will get it and then I can be added to lease.
Astoria, Woodside, Sunnyside and all great places in Queens and right along the trains. I also agree with the above poster that Bay Ridge is a great neighborhood and rents are still reasonable there. If you don't mind the Bronx, Pelham Bay is a great area at the very end of the 6.
