Saint Nicolas Ave and 135th seems very safe and upcoming, in the day and at night. Yes there a few public housing buildings but the people keep to themselves. You will see people hanging out like you do in other inner city boroughs. To be honest, I really don't know why you guys are giving a negative vibe about this area. This has got to be one of the best areas in Harlem. Anything east of 7th avenue I can understand, but Saint Nicolas Park? City College campus? Really? In fact there are about 5 luxury condos in this area. If anything this will be a great area in 5-10 years.

Most people think this area is awful, including the more honest real estate agents. And especially including people who actually lived there.
Which are the "luxury condos," exactly ? Where ? There is one building on the corner of 134th - right next to the Philips Houses ! and all of that fun - that the people have struggled to keep rented and understandably so. We looked at those and they are scarcely luxury, more like vastly over-priced (for the area and amenities) tenement rehab attempts in a ghetto 'hood that is far from turning around. There is a big building on 135th that calls itself "luxury" but this is some blocks from the area under consideration and again, right next to the big housing project. You are right about one thing - the people in that building keep to themselves, easy to understand why.
The Paybacc set of Crips run that turf. The park is the 2nd hotspot for slinging after 116th. I know mad people over there, they jump you if you not connected with them.
Any thoughts on 410 Saint Nicholas ave? Safety, etc. Between 130-131 street

For starters it would depend how much in common you have with the in-place residents. I am guessing little, because you must be looking at one of the renovated places...? Which are on the market for more than $2,500, many of them, some more. I have often wondered who would pay that to live there.
There is a terrible bedbug problem. Big and on-going contentions between tenants and investor who bought.
You might have guessed by now that "attended lobby" refers not to a doorman but to the security guard.
Isn't that an old project that was bought and is slowly being converted to market rate apartments?
You might want to go up a bit further to saint Nicholas, between 141st and 145th. Lots of nice apartments there and right next to the 145th express.
Not an old project. It is ML but became a project by virtue of the tenants it attracted - mostly Section 8 or other programs. Most of the population blends well with the projects across on FDB, that said, there are a few really great elderly people. I think at least some of them have moved in recent years.
The building was bought in a portfolio of area buildings around five years ago by an investment group with a major backer, people were astonished. What will they do with them. They are it seems trying to do something but probably underestimated the difficulty.
There is an entrenched element in that area.
