The larger homes on Beach Front Rd are the most expensive. Location, location, location.
Also, upgrades. Tile floors, stainless steel appliances, crown mouldings...

Smile Happy Homeowners

We - husband and I - have been living at Arverne-By-The-Sea (in The Dunes neighborhood) since July 2015 and absolutely LOVE it! We often feel that we are living in a vacation.

We are steps from the ocean, the boardwalk will be complete by May 2016 and the ferry is scheduled to return in 2017. The ferry should get you to Wall Street in under an hour.
My husband commutes to NJ. It's about 55 minutes to Manhattan on the A train. Add another 20 or so on the PATH to NJ. He doesn't love the commute but considers the trade-off to be well worth it. There have been some "characters" on the train, but he has never had an issue. My daughter has taken the A train from Manhattan late at night many times and also has not experienced any problems.
Our home is absolutely beautiful. We have a fantastic neighborhood. The subway is a short walk. The supermarket is a short walk/drive. The YMCA is brand new and well run.
* The local schools are not good. Most people here send their kids to private school.
Even in the short time that we have been here, we have seen significant changes in this area. New businesses are opening, community board meetings are full to overflowing and the summer tourists are showing up in droves. I feel like we bought just in time!
Our friends and family cannot believe our luck in finding ABTS. We came down here to "check it out" and put our deposit down that day.

There are some people opening their homes through Airbnb. If you always wanted to live by the ocean, but want to give it a trial run, it's a great way to get to know the area. If you're a renter, many of our neighbors are also renting their 1, 2 and 3 bedroom tenant units (most of the homes are two-family).

It’s still a ghetto public schools are horrible , the A train is horrible stay away buy in Nassau county do ya self a favor you do not want to send your kids to private school for 12.,500 per child per year just do the math just pay the 10-12k property taxes in Nassau it’s still cheaper that private school in Arverne

I agree about the schools, but the A train is prolly on time more than the LIRR nowadays. A train is also much cheaper than the LIRR. Also, depending on where you live in Nassau, the water's not safe to drink or bathe in because of the plume.
