I'm not from NY, but I'm curious what the general consensus is. What part of Tribeca is best to live in? More northern? More southern? Closer to the Hudson? Closer to Chinatown?
I also prefer 10013, with the exception of properties immediately adjacent to the DSNY Spring Street garage that is under construction.

Prime Tribeca is considered to be in any of the historic districts, except for the southernmost one. Close to the water north of Beach is developing nicely with new loft rennovations being pushed by Robert Deniro's son, but classically Tribeca is really from Worth to Canal east for Broadway. The Tribeca Grand area is great, older than the new stuff to the south like 101 Warren and the Truffles Tribeca building to the north near the Holland Tunnel exhaust fumes.
