yeah looks tricky. Look at the floor plan. How's your bedroom 12'6 long and your living room is 17'2 long when they are almost the same size on the picture...?

That's exactly what I thought! Then I thought, well, maybe the living room dimension includes the kitchen area since it's probably an open plan.... so I figure the entire wall from the end of the living room to the far end of the kitchen is 17'2". I added the widths of the bedroom and the living room to get the width of the entire apartment (10'9" + 11'5" = approx 22')

And 17 x 22 = 374!

So maybe the apartment is actually 374 square feet.

In any case the floor plan makes no sense at all because they show a room that is 10x12 (almost square) as looking like a long rectangle. Morons.

I looked at all the floor plans on the apartment website, which I found via a creative google search, and my conclusion is that the dimensions of the entire rectangle (the whole apartment) are approx. 17 x 22, which comes in around 375-380 sq feet.

I would bet serious cash that the actual apartment is under 400 sq feet.

But even so, if the intent is to live in a luxury building in a great location and enjoy the city, I think it will be totally liveable. Just don't bring too much stuff.

I thought the same thing and did the same math!!!! But I was like maybe I'm underestimating it too much. And the shape definitely doesn't work either, the whole rectangle vs square.

Tricky tricky!

Agreed: OP can still make it work being one person and a dog. If you don't like it, move next year. You'll live in a full service building in NYC, your life won't be shabby by any standard. If you're enjoying the city, you won't be in your apartment enough to worry about it anyway

I think what some of you are assuming is that the bedroom length INCLUDES that closet. But for the drawing to look anything LIKE reality it cannot.
Thus the bedroom length goes TO the closet.
The LR goes TO the food "bar."
A rough estimate is the kitchen adds about 9 feet so the rectangble is about 25 x 23...or about 575 square feet.
But then REALITY dictates you have to remove those grayed out in wall spaces (concrete columbs, plumbing and air shafts.
I think you are left with about 525 square feet of floor space...give or take 5%.

The layout is perhaps the commonest new construction one bedroom apartment...all they do is shift the kichen and bath from one side to the other.

Closets are good.

The above debate is exactly why real estate developers present floor plans like these.So that there is always a question.
The intent is to deceive.

I looked at hundreds of apartments a few years ago and brought my trusty 25' tape measure with me every time.Closets are ALWAYS included in the measurement of whatever room they are IN and if a kitchen is open style it is usually included as part of the living room/area or whatever you want call it.

I always get a kick of the FOYER which never has its dimensions listed so you don't know whether or not it is included in the square footage of the LR/DR.
I rented a "luxury" joint that showed a walk in closet. Yeah...one step in!

Also if a room is a triangle they show two dimensions base and altitude, and those for whom high school geometry multiply the measurements...but forget to divide by 2.

And of course the commonest...to measure a room to the outside of the window or wall.

No, I never believe developers. I take their floorplan and superimpose my measurements. If the agent has to stand there and shift from foot to foot while I measure the depth of the broom closet, that is his problem. The agent ESPECIALLY loves it if I am alone and ask him to hold one end of my tape measure...ROFLMAO "Let's see how long that hallway really is!"

That's exactly what I had assumed from the first floorplan.

You can get 2 twins or a King sized bed into the bedroom with room for a dresser and chest or 3 chests (as I have.)
You will be limited to a small table next to the kitchen but you will be fine with the remaining Living Room.

Like I said, this 1 bedroom layout is SOOO typical in modern "luxury" buildings and you are getting that hall closet (between bath and BR) that not all of them have.

Two people can live there if they are kissing cousins.
