I'm not new to Staten Island but I do have a question. We are looking at homes to buy in Westerleigh really between Jewitt and Westcott and up until College Ave. The realtor is insisting that a house in this part will sell for much more that a home in Castelton Corners. We just can't understand why, and don't think that there is much merit to it but just wanted to know the prespective of someone in the area. :-)
That doesn't make much sense to me either. It's further from Victory Blvd, so it's harder to go shopping, and I think the schools further south in Castleton Corners are better. Maybe it's a prestige thing (Westerleigh vs. Castleton Corners). That's all I can really think of.
It's driving me crazy!!! This isn't the first realtor that told us this. The house we like is about 7 blocks down from Victory Blvd, between Jewit and Westcott.
Westerleigh has always been a prestigious, expensive area. It's quiet on the sidestreets with beautiful, old homes. The crime rate is low too. I lived (rented) there for about 15 years and never heard of a crime.
Hmmm, my guesstimate would be they are comparable ares depending on house and specific block. Some blocks in Castleton are more prestigious then certain blocks in Westerleigh. Your realto is allowed, whether a buyer's agent or seller's agent to do a comparable analysis for you. Just ask. You can also go to Trulia or Zillow, put the address of propertyu of interest, and they will give you comps. Good Luck.

I did ask the agent to do a comparable market analysis because I basically did one myself!! I fell the house is about 20-30K more than what it should be. That being said, we have a very specific area we want to be in as I want my family walking distance to shopping. :-) The agent isnt actually that helpful, can't really figure it out! BTW, I love Castleton Corners too.
