Hi

I'm about to rent an apartment in Astoria (45 st bet broadway & 34 ave) for $1,500. It's in the second floor of a private house.
There are two apartments on each floor. The one I want to rent the owner says it's 2br, but I think it's more like 1br with a larger living space and separate living room.
It think the sqf is about 700-750
Although the building itself it's probably from the 1930's, the apartment looks in very good condition. Polished wooden floors, and large windows everywhere. The hallway also is in good condition.
What do you guys think about the price and location?

Any input is highly appreciated.

Seems about right for the particular area. You'll most likely notice some minor issues since its old like the floor is a bit uneven or the heat is not perfect. But those aren't huge things. And I know it's a private house so I'd bet my next check that you won't see any reports, but always plug in an address you're looking to rent at into bedbugregistry.com.

Hey thanks for the reply.
The floors look pretty good, the owner had them polished before putting the apt up for rent. It does have a squeaky sound when you walk on certain areas. So he says he would like that the new tenant have carpets if possible.
Knowing about NYC pests, I asked him about roaches, mice or bedbugs. He claims there's nothing and hopes and literaly begs not to bring any inside, he says tenants are very clean and they have a lady vacuum the hallways twice a week.
Overall I get a pretty good feeling about the place, and the area is not bad at all, lots of places to go get food, some bars, and the subway is just two blocks away.

I think that's a pretty decent deal, if it's the way you are describing it AND it looks the way I'm imaging it. ;P
The area you're looking at is actually pretty 'nice' for this part of Queens. The subway is on 46 st and Broadway, so you're a right there, and a trip to midtown is at most 30 mins. so the short commute is a big plus if you work around midtown.
You're also close to two large supermarkets (stop and shop on northern blvd and 48 st, and parthmark on 37st?), there's also the Brazilian Grill place on 34 ave and 44st (this is one of my favorite spots in Qns). And for night life, you can go checkout some babes at Cavo (43 st and 31 ave).

Try to get him to go lower, like 1300 and end with 1400-1450. They are ALWAYS willing to compromise. Money talks.

If it's a true 2 BR then it's a pretty good deal for that area. If it's really just a big 1 BR, then it's a slight bit high for that side of Astoria, but then again rent is going up across the board in the area. You're a few blocks from Steinway, where all the action is at. Time Cafe is really good which is right by there.

Something to keep mind of:
The closer you are to Broadway, the noisier it will be. It's a main drag so be prepared for that. This will matter more if your apt is in the front vs the rear of the house.

I agree with try to negotiate. Almost everything is negotiable in Astoria. Also what is included with the rent? Is there washer/dryer access? Being that it's a house, noise might be an issue (thinner floors and walls). Just some things to consider. I pay $1500 at 30th Drive and Crescent...it's a huge (I mean huge) 1 bedroom with an awesome on-site super. Eat-in kitchen, bedroom fits queen (could fit king) big dresser, bookshelf, chair, table, and huge cat tree...wood floors, big full bathroom...long hallway, so good separation...living room has couch, chair, tv stand, piano, coffee table, 2 end tables, 3 bookshelves. Seriously this place is a mansion. And we have a laundrey room that is big enough to always have washer and dryers available. Heat and water and garbage/recycling included, controlled entry. So yeah, for that amount you could get more, especially at that location. I would attempt to negotiate.
