July 23, 2007 -- Ladies and gentlemen, The Bronx is . . . booming. Three decades after fires, crime and neglect turned the South Bronx into a national icon for urban decline, the borough is now experiencing a massive building boom with $453 million invested in new construction last month alone.

Much of the new development is springing up in formerly vacant lots across the South Bronx - the last remaining scars of the fires that devastated the neighborhood near Yankee Stadium in the 1970s, spurring the infamous line by sports commentator Howard Cosell, "Ladies and gentlemen, The Bronx is burning."

During the first six months of this year, total investment in new development is pegged at $965 million. That's about as much as for all of 2005.

Real Estate people will try to make a buck wherever, and they are investing in the Bronx. Does this mean everything's going to be peachy, no not necessarily. But the figures are what they are.

The funny thing is out of the 4 boroughs (SI doesn't really count ), Bronx was the last they got to.

What's the source for this article?

as someone who is around the area near yankee stadium sometimes i'm skeptical. but i really don't know as i'm not on the inside (cops or in the residental streets off the councourse or jerome.

i went to the bronx zoo recently and out of curiousity took the BX9 to Riverdale and back to Boston Rd and E180th to get the Q44 bus back to queens.

while the area looked a little better than from the 1980s, i still remain skeptical of the actual improvement. i'd like to think it's true, but i have to remain skeptical until i see some further evidence like severe crime reductions and severe improvements in schools.

but then again most parts of the bronx are another world to me. i know where they are on the map but i don't really venture there so i go by what I know of the Bronx, which in many cases unfortunately is negative.

I bought a one bed coop here in April for 110K. Now all the listings I see are going for more--some for much more. When I first heard of the complex about 8 years ago, prices were much much lower. So if that indicates anything, yes--demand will probably continue to increase.

Some signs of development are not as wide-sweepingly obvious to the casual observer, but they are there.

One example, from the Norwood News, cites Developer Jack Guttman, "whose credits include the nearly-completed Chelsea Arts Tower downtown and several developments in San Diego." He is seeking approval from Community Board 7 to rezone his Landing Road property in University Heights for residential use. This is one of three Bronx properties he owns--the other two are currently self-storage facilities which I assume he would also like to see rezoned for residential development.

Just one example of some of the things I've been reading about the area.

The Bronx is one of the few places left in NYC that a person who is not rich can still make a decent investment in. That's a good thing. Get in while you can.
