180 Van Cortlandt park South is at the bottom of the hill and is a noisier, more congested area as the Deegan interchange is right there. True but that area has significantly higher prices. If one were to invest in the lower area, they could gentirfy the area by becoming more involved with the community and actually make it the next hotspot . I believe there is signiifcant opportunity with Riverdale being very expensive. At least you are still in the vicinity.

The area is not bad to begin with that it would need gentrification. You get the best of Riverdale and neighborhoods up the hill like Bedford Park rolled into one.
