just bad that instead of fixing up the hoods for
people who have been faithfully paying their rent
all these years, the landlords just rather kick them
to the curb, revamp the buildings and sell or rent
them to the bourgoisie for 5x more. it just seems
a little unfair to the former tenants who most likely
had to live in second-class conditions. when do they
get a break?

Look at it this way. Who made the, once upon a time decent neighborhood, into a "hood"? The residents living there. The residents are to blame for the "ghettoness" of a neighborhood. After all, people make neighborhoods, neighborhoods don't make people. Perfect example is the Grand Concoarse in the Bronx. It use to be a very high class, affluent area where business owners from Manhattan use to live. Look at it now...a straight dump! Who made it that way? The then "new" residents who had a lower standard of living than the previous residents.
The blame is solely on the residents for degrading and destroying their neighborhood to the point that property values have dropped creating a perfect storm scenario for investors to come in, buy cheap, revitalize or gentrify the area and make a nice profit.
You don't see investors aggressively going after properties in Riverdale because Riverdale is NOT ghetto. The Riverdale residents take good care of their community. They clean up after their dogs, they paint over or remove any graffiti, they are selective and rent to desirable like-minded people who share the same values as the current residents. There is really no opportunity in Riverdale to make a killing as property values are strong.
In the "hood" if there is an initiative to revitalize or gentrify the area, the current residents MUST GO as they are the ones who destroy the neighborhood to begin with. The "new" revitalized or gentrified neighborhood can NOT sustain that quality of residents so they get the boot. And rightfully so. If they couldn't maintain the old run down neighborhood, what makes you think they can maintain the new revitalized neighborhood with a higher standard of living that they are not accustom to?

A neighborhood doesn't get run down over night. Run down neighborhoods attract undesirable residents who further decay it. And the problem gets worst.

Agreed. Enclosed people tend to think that everyone in the hood are worthless hood rats... My father was a Jamaican immigrant who worked 6 days a week as a construction worker and had a garden in which he shared vegetation with anyone on the block.
It's usually the second/third generation spring offs of immigrants that degrade the neighborhood.
