For a 2/2 at $400-$500k, and condo, I would look at Kew Gardens. Forest Hills is a great neighborhood, but it's also co-op territory at the $500k price point. There are older buildings with a 2/1 arrangement at, or under, $509k in Forest Hills, but a 2/2 is going to be newer and higher $600s to $800s is what I would expect to pay in FH.

In terms of ambiance, for what you are describing, Austin Street in Forest Hills is probably the closest for an area in Queens.
Thanks much. Today I spent quite a bit of time looking for a condo or a co-op that does not require Board approval in or near Forest Hills. I basically came up empty. I widened my search to include other nearby areas including Bayside but still came up empty. My search criteria was max $525,000 so it could be that I am at least $100,000 less than I need for what I am looking for. I'll keep checking around.

If your concern about coops is passing board approval when you buy, you could look for a sponsor unit. However, if you sell, your buyer would have to pass board approval, so it really only helps you on one end.

and I went from there. I didn't start with streeteasy or hotpads but I think they are legit sites.

Thanks. I will have to verify whether these listings are still valid. Sometimes the secondary sites are not up-to-date. I don't think the Kew Gardens listing was in the MLS. But that doesn't mean it is not valid. I did not check for $600000 condos in Forest Hills so I don't know anything about that one. Thanks again for your help.
