Anyone on here live in the area? I'm seriously considering an apartment (renting) and would like to know what to expect. I've read the neighborhood can be rough (but is getting better). So how bad is it? I'll be close to the subway stop (3 blocks away, near 17th and Mermaid) and am not that worried but friends have advised me against it.

I would advise against it. Mermaid Avenue is not very safe at night time. I used to spend a lot of time in Coney Island and it's the hood. People pouring themselves cups of Bacardi right on Mermaid, rats run on the side blocks in the teens late at night....it's very hood over there. And high gang presence too. Not for the faint of heart.

It could be better. It still needs some sprucing up. It used to be really bad, no one would even want to live there. But of course, as time goes by, things change. Coney Island is certainly better than it was before, however, I would still be on high alert (some areas can be really sketchy, especially after hours) but good luck!

You must be judging by how it is in the daytime and not at night.
There's a big difference between visiting the area and actually living there.
It's still not a safe area after the main parks close, and don't expect that to change anytime in the near future. They can try to build up the area, but it has a LONG way to go before it could be considered anything close to completely safe.
