Hi current condo owners/experts, if i bought a 5 room condo, that has 2 bedroom/1ba and 1 kitchen and 1 living room, am i allowed to change the layout footprint of the condo permanently or does it have to be placed back the way it was when I sell it?

I wish to change the living room to a bedroom (add a closet, add a door). Then I wish to remove the closet and door from bedroom (make that into a living room) and and take down the wall between this same bedroom and kitchen to make it a open concept livingroom/kitchen.

Is there something in the deed or whatever that forbids this or designates that a certain room has to be a square footage? I know if you buy a 2 bedroom condo for example, you can't "remove" a bedroom when you sell it (that it has to stay a 2br as per the deed), so I was wondering if there was a similar restriction here.

You can do whatever the board and association by-laws will allow. Afterwards there is no onus on you to restore anything. This is your private property and if you can find a buyer who likes your work you will profit.

Of course you can remove a bedroom, but that may cost you when you sell because 1 bedrooms are generall cheaper, all else being equal.

That is not uncommon, actually, modernizing a condo. Just be sure that nothing alters the structural integrity of the building, but you will have your architect/engineer certify that when you submit your plans.

In some of the Pre-War apartments, you may see them advertised as "Classic (number) into (number)" to reflect the original plan size for that particular building.

what ever wall you want to take down, MAKE ABSOLUTELY SURE it is not a load bearing wall.
