It matters A LOT where exactly in Washington Heights this is. In case you don't want to share, quick rundown:

North of 181st and west of Broadway, you have nothing to worry about. One of the best areas of the whole city in every way.

From 168th to 181st west of Broadway, also safe and pleasant, but a little less clean and well-kept and a little noisier than the above-mentioned area. Not much though--still good.

Rest of the neighborhood is variable and your comfort there will depend on what you're used to. In general, from St. Nicholas east is bad; the rest is kind of block by block. Noise, trash, and street harassment are bigger problems than actual safety, but you would want to be careful.

Free rent is hard to turn down, but visit the place first. If you feel afraid walking home from the train at night, even free rent is not going to make up for the hugely diminished quality of life.

Very true! North of 181 to 193 st west of broadway is very upscale and safe. It might be due to the Jewish community that still resides in this area. That area also has a lot of auxiliary police patrolling it.
