Just got a letter from RELATED with an application that can be used for one, two or three of their buildings that just re-opened their waiting lists.
It seems all three are only opening for lowest income that they define as 40% of area median income
1 person: $19,338- $23,440
2 people: $20,691- $26,760
3 people: $24,849- $30,120
Rents are Studio $529...1-BR $569...2-BR $692
The buildings are:
THE LYRIC, Upper West Side
THE WESTPORT, Cinton
TRIBECA TOWER, Tribeca (surprisingly. )
These are all doormen bluxury buildings.
Applications must be in by SEPTEMBER, 30th.

These are great opportunities for those who qualify, but I feel that affordable housing policy in NYC almost completely ignores middle income people. I don't know of any middle income developments with an open list currently--not that there are that many to begin with.

Argree with this 100%. I guess they do this so the middle/upper class can pay full market rent prices.
If "middle income" means somewhere near HOUSEHOLD MEDIAN INCOME ($50,000,) then the best deal is probably Mitchell Lama.
Perhaps the reason that there are so few open waiting lists is that most of the population is centered, bell-curve-like right at this median.
And I agree, Median Income people in New York CANNOT afford market rents except in the most outer of the outer boroughs.
But if you make $100K you don't need help to find your own housing at the going price.
We unfortunately have dimwits walking around gassing about there own conceptions of "missle income" to the popint were it has no meaning:
