New York City commercial real estate costs are through the roof. If you're a not for profit, you are particularly effected by this, especiallty since you pay real estate taxes on rented real estate.
However, if you buy your space, you are exepmt from NYC real estate taxes. Big, big savings
Also, if you have to lease, Downtown (Wall Street Area) is a great, cost effective choice....and the city gives an incentive to move down there. Beautiful buildings with great space, anf the landlord's will build the offcies for you.
