If you havnt started the job and cant show 4-8 weeks Of consistent pay You'll need a guarantor who makes 80x rent. If not then you need over 10k in the bank and will be asked to pay 5 months rent up front (first,last,2 securities, brokers fee.) if you don't have current NY income, the cash, or a guarantor you will not get a lease signed. Id suggest You spend your time putting a lot of research into finding someone on Craigslist who has a 2 Bdrm and needs a roommate who isn't required to be on the lease. This situation will only require one month security and first months rent. It's time consuming but I've found awesome apts with fantastic ppl before

Let me make some things clear here. The 40x rent rule is a GENERAL RULE (mostly in Manhattan) but not all of Manhattan does the 40x rent rule. There are exceptions. One area that I know where landlords dont care too much about that rule is Washington Heights in areas thats east of Broadway. In that area, the landlords are not as strict about that rule and BTW, there are some nice well kept buildings in some parts of that specific area. That part of Washington Heights is a bit sketchy but its certainly not " very dangerous" or a "rat hole" like some of these folks say. For those who are saying that areas that dont require the 40x rent are rat holes, need to get their heads examined and go out a bit more, because thats certainly not always the case. HOWEVER, (in the same area, Washington Heights) anything thats west of Broadway, the landlords are very strict with that rule. Thats the nicer part of the area. That is just one example in Manhattan where the 40x rule is not used a whole lot. So as i said, that rule is a general rule, mainly in Manhattan but there are a few areas (in Manhattan) where landlords dont care about the 40x rule. Usually private owned companies are the ones that dont require that rule. The public companies and rental offices are strict with that rule.

Areas outside of Manhattan such as Queens and Brooklyn, landlords are more lenient (I think i spelled it wrong) about the 40x rule and apartments in those areas are not as expensive. If ur budget is tight, I would look into moving into Queens or Brooklyn. U can always hop on the train to get to Manhattan in no time.
