I live in a building with a seriously faulty, defective boiler system that creates extreme noise, banging, hammering and whipping/snapping at all hours of the day. It is so loud that the apartment starts shaking.

There is smoke, steam and water coming from the ceilings and the steam radiators. We cannot sleep at night and suffer from fatigue, headaches and the stress that all of this brings on. The super refuses to turn off the boiler.

How do we get the landlord to take this issue serious and replace or repair the boiler before its too late?

We also don't have heat or hot water, just extreme noise. We want the landlord to take proper measures before it's too late. There are many people living in this building.

Are you new to NYC?

Many boilers make this type of noise when the heat is about to come up. Your building will NOT blow up.

If you're not getting heat or hot water, then you need to bring this to his attention.

If you have and he continues to do nothing after 3 tries, then call 311 about the issue and keep a record of the call. Keep calling everyday you don't have heat or hot water too.

Sorry but I'm not new to NYC and that type of noise is not ok. I can differentiate between noise that is ok and noise that isn't. Consistent extremely loud banging that is so loud it makes the apartment shake is not ok. If you had that, especially when you are trying to relax or sleep, you wouldn't find it ok either.

I used to live in apartments that did this.

If you've brought it to the LL's attention and he refuses to fix the noise, then there's really nothing you can do about it. The city can't force him to fix it, unless they find that it really is a detriment to the building which it probably WON'T be.

BUT...if you're not getting heat or hot water, then this is something you can report to the 311 people.

Is your rent expensive? Like over $1500 a month? Did you just move into this building?

Videotape it (with audio) and then go to one of the free or low cost tenants clinics, like Metropolitan Council.

Or maybe before doing that, follow in the instructions on their site.

It's extremely detrimental to everyone. You feel like you are going to loose your sanity when never getting any sleep. Hope it doesnt happen to you. Take care.

Noise is one thing, but if you're not getting any heat or hot water (any at all, not that it's just not enough for your liking), in January, then landlord is in pretty clear violation of the warranty of habitability.

Obviously the first step is to bring it to the landlord's attention, if the super isn't doing anything. You haven't said if you've done that yet or not.

Of course it is not okay. You should call 311.

There actually have been explosions, or situations where buildings filled with toxic smoke. We lived in one such building years ago - faulty boiler.

The "311 people" ? Who might they be ?

Expensive is over $1,500 a month ... ?

All of this and an obvious expertise in boiler operation.
