Cross streets around 31st and Vernon Blvd. I guess technically Long Island City but it borders S. Astoria. There is a condo for $400K for 600 Square Feet. Is the area decent? How is the commute to Midtown East? and to NYU area?

there is no such thing as s. astoria, that's just real estate agent BS.
the area is borderline, desolate, no services the commute to NYU will be 30 minutes+

Pretty much what the poster above typed, plus your near Queensbridge North, Ravenswood and Astoria projects, if that is a concern to you. The closest subway is within "walking distance", but the solidarity and those big bad projects might scare the softest of souls. Bus+subway= your commute.

400K for 600 feet? ONLY IN NYC.

You could get something in some parts of Manhattan for that price and that size or in some cases larger, I'm pretty sure.

I'd doubt it and let me know if you find one.

I am looking for a CONDO not a coop.
My budget is 400K give or take 25K.
My budget for monthly maintenance and real estate is 800, 1000 if the condo's real gem.
450 sq. feet +
And yes, I prefer in Manhattan - so far I had no luck.

What is the status on the Hallets Cove Condo. I heard it was finished and other condos are going up around it. Does anyone know that status of this?

Update: Hallets Cove I condos are currently occupied and Hallets Cove II are set to start presale's this summer. I think the renovated piano lofts have already begun to sell.

Area is decent and your subway station would most likely be the 7 train Vernon Street station.

I think there is a station on 2st and braodway...either way both subways are far and from what I have heard the Q104 bus runs infrequently. Maybe once more people move in this will change. There is talk of a shuttle bus to the subway as well.
