I disagree that all of it is ghetto. As you head south toward Flatlands/Canarsie it gets safer with Linden Blvd being the constant exception. If you go off Livonia for example and see some of the blocks you will see will kept homes that coul belong easily in Bensonhurst, and closer to Prospect Heights. Look carefully at the stats and you will see the area does have a ton of crime. Of course as you get close to Atlantic then you hit the notorious section of Brownsville that you don't want to be visiting. Yet again areas around Betsy Head are in decent shape and relatively quiet. So even in Brownsville you have some safe areas.
I would actually invest in some of the good blocks with the expctation I would have to hold onto them for a good 10 years with prevailing economic trends to see the area become far more desirable. It really shouldn't be that way as Brownsville has areas along with East new York with good housing and leafy streets - unfortunately the projects dumped in Brownsville and gangs throughout the area committing mayhem make what should be a safe and affordable place for working class and middle class New Yorkers an undesirable option.
Finally I have seen worse, Newark though unfairly maligned as being entirely unsafe which is untrue, does have areas that are far worse- just spend some time on Bergen Street and South Orange Ave, or stroll off the block of Clinton Ave around Lincoln Park at night.
