I conclude that it's a bunch of nonsense for now. They're still the most dangerous hoods in NYC, they're far from Manhattan, and unless the bordering hoods of Bed Stuy, Crown Heights, and Bushwick finish the process of gentrification, it ain't happening. Whoever wrote that clearly has an agenda; one that is still a bit out there for them hoods.
"now we have another datapoint in the closing-in-on-Brownsville thesis, this time on the neighborhood’s western front: hipsters and yuppies have hit the “far eastern edge of Crown Heights"
Bull****, did they stroll down Ralph Ave ? Utica ? I don't think so, otherwise they wouldn't be stating this. They also mention Montgomery and Utica. This is a part of Crown Heights bordering the 90s, which is a more residential area than Brownsville. And this is the 91st/92nd near Remsen and ENY Ave part, not the roughest part of the 90s...
"Developers struck out as far as Halsey Street, only three L stops away from Broadway Junction, the gateway to Brownsville, during the height of the last boom, and “East Bushwick,” which bumps up against Brownsville’s northern border, is again heating up."
The Halsey stop has always served people in Ridgewood and lower Glendale as well as Bushwick. So wasn't only serving the hood before any developer came. Can't say the same for the 2 stops afterwards.
Its a bunch of nonsense. Not only is it far from Manhattan and the worst part of NYC (Brownsville, East New York, etc) its also far from the beach . The Rockaways were gentrifying pre Sandy because they are beach areas, close to the airport, and lately Eastern Queens has been getting investment (Casino in Ozone Park, Jamaica getting built up, etc. But Brownsville and ENY are in the middle of nowhere.
Another rough Brooklyn Neighborhood, Coney Island, had been getting a lot of investment pre Sandy because its a beach area, its got an amusement park and aquarium, and its famous. Speculative investors are buying properties in beachfront Queens and Brooklyn, upgrading them for summer home purposes (they have to be on stilts to get insurance)
But Brownsville and ENY are not in areas people want to be in, don't have the beauty of the ocean or the closeness of Manhattan. Also, while the Western parts of Bedstuy and Bushwick have gentrified, the Eastern parts are as ghetto as ever. If Eastern Bedstuy and Eastern Bushwick are still ghetto, Brownsville, East New York, Canarsie are 100% safe from gentrification.
I suppose if the city used federal funds to do a massive relocation of people who live in the projects in those areas, like Chicago and other cities have done, that might help. But as the city hasn't done that, as things currently are, there is NO WAY. So far the city has torn down only 4 project buildings in Brownsville.

In ENY, I think Gateway Center is expanding and the reservoir in Highland Park is getting redone. Although you can actually go to either of these places without really even going through ENY.
Another article most likely planted by some realtor. There is absolutely zero appeal in the ENY and Brownsville areas to make them remotely attractive to yuppies. It's densely populated and loaded with like the most dangerous projects. face it, some areas are never going to be gentrified.
