Yeah, 111 Eighth went for about 1.9B; I have to believe the ESB would be worth more; it's smaller in terms of floor space but it's got a lot more prestige than the Battleship Chelsea.
The Empire State Building is rather old and hasn't been renovated much, I don't think most of the offices there are particularly fancy or prestigious. The building makes more of its income from the viewing observatory than office rent.
