We are relocating to MD to be closer to family now that we have a baby and another one on the way. We listed our apartment with a realtor who has turned out to be an absolute nightmare. Our apartment appears to be reasonably priced, but I am afraid that the numerous mistakes (listing wrong times or addresses for open houses, wrong pictures or contact info in advertising, etc.) by our current realtor have kept us from selling. My questions are:

- Has anyone ever tried to terminate a listing agreement early? How difficult is it?
- Does anyone have a good realtor suggestion for selling a co-op in the Woodside/Sunnyside area of Queens?
- Would anyone suggest going back to for sale by owner instead of staying with our current or choosing a new realtor?

Any help would be really appreciated. We would really like to move before the baby comes.

I think you need to take a close look at your contract with the realtor to see if it can be terminated. Perhaps you can use the mistakes as a breech of contract and get out of it that way.

I don't know of any specifically in that area, but I know that the ones popular in Jackson Heights are Beaudoin Realtor, MCP Properties and a guy named Jon something is starting to sell pretty frequently in this area as well and he is with Prudential Douglas Elliman - you could just go to their website and look at properties for sale in Jackson Heights and you will find him.

Obviously the best way is to get a recommendation. Could you ask your coop board or the boards of buildings nearby for recommendations from people who have recently sold?

I haven't heard particularly positive things about the 'for sale by owner' thing, though I'm sure sometimes it works.

Also, there is a realtors forum on this site where maybe you could post your questions.
