I said this in the other thread. It's not "Brooklyn" rents about to catch up with Manhattan. It's Northwest Brooklyn. If you haven't noticed, it's a large borough. The media loves to sensationalize stuff.
When the media talk about Brooklyn, they usually focus on certain part of Brooklyn and ignore most of it. Those hipster free neighborhoods never have such high rents.
Can anyone explain to me why the "average rent"/"median rent" figures that get thrown out in these articles seem so far from reality, consistently? I notice that most often they're attributed to "studies" done by real estate brokerages, which are hardly disinterested parties. What sample do they use, exactly? New buildings only?

Don't know, but I do know that in toxic soup "super fund"-greenpoint, crappy 1 bedrooms are renting at $2000 these days
Rent in DUMBO has always exceeded many manhattan hoods for a long while, whereas ENY still has ample sweet rent deals. Like others mentioned, the media is being manipulated to hyper the real estate market.
While it is true that the "Manhattan-like" rents are confined to certain areas, here in Bay Ridge, a traditionally more affordable area, I think we are experiencing greater rent increases than was the norm.
As people get priced out of Brooklyn Heights, Cobble Hill, Williamsburg, etc., they will naturally try and find a cheaper place to live. That means rents in the areas farther from Manhattan have nowhere to go but up. IMO.
