The Bronx Is Gentrifying. After four years of construction, the Bronx's "first luxury hotel" is now open for business and taking reservations. An former opera house (whose stage was graced by stars like Houdini, the Marx Brothers and George Burns), it went through stints as movie theater and nightclub before its makeover, courtesy of developer Jay Domb, into the now-open 60-room Opera House Hotel. Simple flourishes like a fleur-de-lis may not scream uber-high-end, but when you're getting a room for $120-180/night that's 20 minutes from midtown, who really cares as long as it's clean? Conversion complete.
149th street is still hood as ever, however down the block on Southern Boulevard and 149th street I have seen a spike of Transplants in the area at non working hours. Even today this morning I saw folks who do not look like locals walking in a haste to the number 6 train station at 3 avenue. Again the other day while walking past the Mitchell PJS I came across some Swedish looking guys with backpacks trespassing through the development. I'm like what is going on here? And a beardo guy jogging in a retro shirt on 138th street. Funny that not to long ago there was a shoot out on Willis Avenue where one man was killed by the Deegan not to far where the these gentry folks live. I thought crime will scare these folks away and it has not. Geez I hope the next Mayor can turn low income folks into solkd working class/middle class residents so that gentrification can slow down and with out the worry of being priced out! As for the boutique hotel? I wish it luck and I hope the destitute of the area do not ruin like those on welfare looking for shelter, cheap escorts, and low income pot heads looking to cheat on their girlfriends and wives. I do hope a couple more of these pops up along corridors near 161st and 149th streets. Overall I really cant say my area is gentrifying but I can say its receving plenty of spill over from Harlem. Even the other day while going ot the fed ex depot in Port Morris I came across a Transplant wearing a college Baylor t-shirt who jogged from Astoria into Mott Haven. Again another sign of spillover!

Because hotels in Manhattan are super expensive for the most part.
The commercial RE market is actually pretty hot right now in bx. Rents have been going up. I'm seeing it on Fordham Road for instance. Old more hood kind of stores are going out of business and are being replaced by big box or by more upscale stores. Just recently a nice cafe went up near the metro north station. Also theres a party city and a Burlington department store going up as i type this. The best buy and walgreens coming to fordham plaza and both being massively successful as well as the sucess of the bjs at gateway set the ball in motion.
