Maybe the city should develop some sort of tax incentive program for the developer similar to the 80/20 program but only for businesses. This type of development could lease space cheaper to small mom and pop type businesses. While some of these eateries will attract some residents of the area, it doesn't allow the main groups in the area places to sit down with the family to enjoy their types of food, and sell their types of goods, or attract outsiders to come to the area that want to try certain foods and buy certain goods.
There is a good sized Mexican population, and African population in that area there should be some restaurants and stores to cater to that population as well as others in the area. Those that are more familiar can tell us what groups are mostly in the area.

Your ideas sound much better than the opening of another McDonalds.
They gotta chill with the Red Lobster! There's already one in Times Square and one in Harlem. They could've at least put an Outback. or Olive Garden. I mean if they're going with chains there are others to choose from. Why the freak does the city need ANOTHER Red Lobster? Did they even THINK about putting the first super sized Chipotle so the lines wouldn't be 10 yrs long?? Def could do Chipotle instead of McDs since McDs owns Chipotle anyway. Enough with the new Red Lobsters & Applebees! Geez

It's also about who is willing. Maybe some of those other chains didn't want to. Applebees to their credit has been more willing to expand into the Bronx.
BTW, McDonalds divested all their shares in Chipotle in 2006, they no longer are invested in Chipotle.

Also about what the neighborhood wants too, i'm sure. or what they believe the population will patron. i mean i know there are people who still see Red Lobster as a "big deal, night out with family" dinner spot. Perhaps Red Lobster won a bidding war. idk. its annoying.
Is it even realistic to imagine an independent restaurant in a new development like this? It seems like these kinds of places usually have chain stores.
