I don't know why, but I feel like this is the type of question that should be asked after calling the phone number to the management company on your lease...

Oh wait! I do know why! Because it would be common sense!!!

This is not the place for such questions. Contact your attorney and or the landlord to see what your options are.

I'd read over the lease in regards to penalties for early termination. However standard boilerplate clauses and by law you are legally responsible for the rent for entire period of lease. If you default landlord is within their legal rights to hold you responsible for all rent due until the apartment is rented again. LL can simply take you to court who will direct you either to pay or grant a judgment in which case you will have a lien against your name.

Definitely call the landlord. Some are more flexible than others. There could be a few options:

They say no.

They say no but let you sublet it.

They say yes if you find the replacement tenant.

They say yes because they're flexible.

Make sure you read specifically what your lease says. And if they do say yes, I would speak to a lawyer about drawing up a document that you and the landlord sign that voids the lease you signed.

I think most leases have a clause (check the tiny print) that say you can cancel, ONLY if you do it before 6pm on a third Tuesday of the month.

I know everyone will continue to be sarcastic to OP. But people make mistakes and life events can change your future decisions. Obviously they should talk to their lawyer.

I'm just surprised that someone would sign not just a one year but a two year lease when not absolutely certain.

The OP has got to be trolling/joking. No one is that dumb, and if they are there's nothing that can be done on this forum for them.

If it's a rent stabilized apartment and you're paying below market rent, the landlord will probably more than happy to let you out of the lease so he can rent it for more money to someone else.
