i'm new to new york. trying to find a studio apt in new york.
but my broker told me have to pay 1 month security deposit and first month rent to the building management before they provide the lease. is that right procedure in ny?
That is how it is EVERYWHERE! All over the US and here in Finland too! If you clean up the apt well and don't do too much damage before you leave, you should get the sec. deposit back.

if you can't afford your own security deposit then I am affraid you can't afford this flat.

No its not like that EVERYWHERE in the US or other countries. Each state in the US is different.
i get 3 months... first months rent,last months rent and security deposit.
anyone who cant at least do that easily i dont want. the last thing i need is tenants living hand to mouth. its hard enough with the trifecta from hell, divorce,illness and job loss which takes great tenants and turns them bad but starting out with someone with with no reserves at all is asking for trouble .
