We had the same problem with one of our tenants. Unfortunately, there's not much you can do.

There is one thing you can do in the future though. Be more discerning when choosing tenants. Use tenant screening services. It's unlikely that a person with good credit, no evictions, no criminal history, etc will turn into a nightmare tenant.

Take your garden hose and flap it around her. She will go crazy and turn off the faucet and turn on her "faucet" and let you slip in her "love tunnel" with your "garden hose". After you clear her "love tunnel" out with your "hose" she will behave until she needs another "cleanup." Tough job but you are going to have to do it!

Show her the power of your dong!

Not sure if this is an option here but, years ago, I read that a Florida LL removed the front door to an apt. Of a non paying, rat bastard tenant. They were gone the next day.

They knew no judge would tolerate "locking a tenant out" so they did the exact opposite.

Florida does not have asinine laws that force you to cater to a tenant your whole life.

Your property. Your choices.
