Yes, Your 100% correct. That's why I compiled the list that was my opinion. FH, Far from Forrest Park? LIC, is getting all the new money into Queens. That's the reason their are numerous NY Met's living there.

My vote goes to JH, best value in NYC IMO... near many trains, safe, big apt's, many non chain restaurants, and some higher end places have been coming in.

Sunnyside and FH are good options as well.

Astoria as well though it's become a bit expensive and there isn't much housing stock in terms of apt/s.

St Joan of Arc has a blue ribbon, I think. So probably a decent school. There is also the Garden School.

Re: Parks there are some baseball and soccer fields over by the BQE.

Crossing into the Forest Park is not the easiest. It is not fronted to Forest Hills like Astoria Park is in Astoria or Kissena Park into Fresh Meadows (Booth Memorial).

Even if you lived in the Gardens, or South of Metropolitan around Continental (71st) Ave., it's not easy to cross. You also need to hike up, cross the railroad, around the towers on Union Tpke, cross again into the playgrounds. Horseback riders used to cross at Continental and Union Tpke, back then when the horse stables were next to the pool complex.

Nowadays, you basically have to drive up the hill on Woodhaven Blvd, past Trader Joe's / Home Depot.

The QueensWay should open up better access to Forest Park.

Not too far if you don't have reason to travel into Manhattan. Lived there and worked in the area. It was ideal.

A ten minute walk. Perfect for me. Then 20 minutes into Grand Central. Worked upstairs in the MetLife building. Couldn't have asked for a better commute.

Roosevelt doesn't bother me at all. I've never had any problems there at any hour of the day.

Who needs parks when you have a beautiful, private garden/courtyard?
