A buddy of mine rents out his 400sq ft apartment with a freakin' SHOWER IN THE KITCHEN for ~$4k.

These transplants will put up with anything to live in ZOMG Manhattan!!!!

Is it across the street from the Metropolitan Museum of Art, or better yet, in the rotunda of the museum?

Exactly what I was thinking....Save the reno.....You do not have any guarantees that there won't be some monetary issue that occurs..Renting is always a bit risky.
