No, Guy. Your logic does not jive. We've been over this many many times. People making six figures want to live in an area that looks like. One block of brownstones surrounded by the projects is not an idea of middle class living.

Further, you cannot compare the South Bronx to the Northern Bronx. North Bronx has tons of homes and quiet blocks to match any lower income housing. Particularly areas such as Riverdale, Kingsbridge Heights, Norwood, Pelham, Van Cortlandt etc. etc. And yes, people like plain old suburbs in the city. I know I do.

There was an article in the NYT recently. A young professional couple was renting a large space in Mott Haven at that converted piano factory and complained that the rent was too high and the neighborhood was dangerous, and none of their friends would visit them. The commute to work and to see their friends on weekends were too much, and this is in Mott Haven. They ended up moving to a rat trap in East Harlem.

The train service in all of the Bronx sucks, it's not just the North or South. The D train is the worst train in NYC, second possibly to the G train, and this serves the majority of the South Bronx.

If my logic was jive, those condos and brownstones you keep promoting would have already sold.

Lol....well I would agree with APV that the North Bronx is very unattractive to anyone working in Manhattan...unless they enjoy long/expensive/hellish commutes that is.

Vitalove you know I don't promote any condos, brownstones or anything else...I just discuss them in the threads. I do not compare the North Bronx and the South Bronx as anything other than 2 completely different worlds. I stand by my assertion, however, that the North Bronx is very unnatractive to anyone commuting to Manhattan...and it FAR from Manhattan and a long/expensive/unpleasant/hellish commute. It has a suburban appeal..no doubt..but since when did people move to NYC for the green lawns, garages, and large homes? The North Bronx is very suburban but thats not what people seek in this city...in my experience...they do seek more space, for less money, close to the city..and Mott Haven and areas in the South Bronx fit that need.

Default long commute vs comfort level

There has been much talk about living closer to manhattan to save on commute times etc. Well it depends on what is important to the individual.
Assuming your commute to midtown is an hour and a half, you spend a total of 3 hours per day commuting.

But you spend most of your time however around the place you live. So it depends if you'll rather live in or close to the hood and have a shorter commute, or live in a better NH but have a longer commute. it seems the better NH wins over the commute (for me) but then again it will be great to have both - great NH , good commute.

whats the point of having a 20 minute commute to my job if i can even use my cell phone while walking to the store from my house for fear i will be accosted by some hoodlums?

The assertion that Mott Haven is not liveable is outrageous and laughable...and as usual...I ask..when was the last time any of you were actually there? No..not driving by on the Bruckner...no not changing a flat on Willis Ave, and no not driving through with the doors locked, windows up, and gripping the steering wheel for dear life.

Mott Haven has the projects, Mott Haven has tenements, Mott Haven has subsidized housing of all kinds, and Mott Haven has above average crime. Mott Haven also has alot of market rate housing, 3 family brownstones/rowhouses, affordable housing, supermarkets, rite-aids, duane-reades, houses with lawns, garages, backyards, short commutes to midtown, and a plethora of growing amenities.

It all depends on what is important to you. Do you want a long/painful/expensive commute to Throggs Neck so you can have a single family home, drive for everything, and feel safer, or do you want to live in Mott Haven for less money, a short/easy commute to Manhattan, have easy access to the city for any and all amenities, and have to deal with the "element." The choice is yours.

And seventh, if you believe that you will be robbed for your cell phone while walking to the store, you should probably not be living in NYC let alone your area of Queens.

using the cell phone example was just a little exaggeration.
my point was why trade comfort level for a short commute?
if i didnt live around my way for over 25 years, i probably would be apprehensive walking around far rockaway. but i live out here so i'm used to it, and i walk around at all times of the night.

and people still get robbed for their cell phones, i remember reading a story about a girl who got robbed for her cell phone on the upper west side, and she didnt know her assailants. so it still happens. there's absolutely nothing wrong with walking around with a third eye in the back of your head. thats just common sense and since i'm an '80's baby, i'm always alert when on the street, if i'm in the upper west side, or even in mott haven.
