I think this is SoBroGuy. He always promotes the South Bronx as about to undergo the greatest wave of gentrification ever, insults anyone who disagrees, gets banned and comes back under a different name.
It's kind of weird because posting something on City Data doesn't make it true.

You really are convinced that the Bronx has better architecture than Brooklyn. I can't imagine anyone on here that sees it the way you do.
there is no question, unless you have absolutely no knowledge of the engineering and costs of unique large scale art deco and art moderne architecture. they are also found lining lofty areas in park ave, manhattan. building a structure like that would cost significantly more than what's going up in the city today.
and no, brownstones in brooklyn are not complex architecture. they are kit brick or stone townhouses of the previous century.
notice the geometry and symmetry of design of what a man or woman in the 1910's would have imagined the future as being. it's not hard.. really.. keep trying.. it will come eventually.

Me and my spouse are planning to move to the NW near to Bedford Park by the end of the year. The apartment is palatial, the building is well maintained, near to beautiful parks, it's an ethnically diverse neighbourhood, lots of transit options and the area we're moving to is not as noisy as Manhattan is. We'll see how it goes.
I was just up there again today and feel really excited about it.
