That's just it, most of the building is concentrated in former industrial neighborhoods that have lots of vacant lots, or neighborhoods like Harlem they have a lot of bordered up buildings from the 70s (they didn't want to rent out to more poor people). I'm going to say the construction in Manhattan, Western and Central Brooklyn and Western and Central Queens will be largely over in 5 years or so (a lot of major projects are already happening and will finish far sooner).

You won't see yuppies breed a family in mott haven anytime soon. Everyone I've met has been anything from 20 somethings to early 30 singles, artists, writers, developers. None of em were planning on having a baby. I mean, good luck having your child play in a mott haven playground with goons! You also wouldn't have someone new to the Bronx visit you and make them EVER cross willis or brook avenue without cringing.

Sizzling? More like sporadic sparks
I know 3 couples in Mott Haven/Port Morris who have had babies in the past two years. There are a lot of families and couples who have moved in. Don't be so sure.

The big problem with Mott haven is high pollution which will impact on one's long term health such as asthma, due to high pollution many can be less physically active which might cause more diabetes, high blood blood pressure and obesity. Speaking of diabetes and obesity, the options in the area is lacking, but it's improving some what. Let's not forget Mott Haven does not have good public school options besides 2 Catholic schools and 1 or 2 charters . I'm from the area and I do not want to start a family in that area.

The diabetes is because poor people don't exercise or go outside and walk and that isn't because of pollution. Look at how fat a lot of poor Blacks and Hispanics get and it just isn't Mott Haven. That's a consequence of bad diet and doing nothing in your life.

Asthma can impact physical activity of individuals. No physical activity increase cardiovascular health problems. Mott haven has some of the highest asthma rates in the country I would not want to raise a child their. I'm more afraid of pollution than gun violence. Let's not forget about noise pollution. Low flying planes landing and taking off from lga passes over Bruckner during certain times, gas powered rail cars horns at night can awaken entire neighborhood for meters on end and loud automobiles.

Except people in Mott Haven are fat due to cultural reasons, the same reason why one sees lots of fat people in any poor Black or Hispanic ghetto.

Because I already have a place in Manhattan and as I get more money I would move further downtown.

And I was never at the forefront of gentrification. I leave that work to others. But my point still stands. The only thing "bad" about Mott Haven is the PEOPLE living there. Replace the people there with more affluent people and put in more amenities and it becomes a nicer area.
