Its distance to Manhattan limits how much it will gentrify. Why would gentrifiers bother to commute one hour each way to change that hood?
Because there is nowhere else to go. Only neighborhoods left in Brooklyn or Queens are further than an hour out and even they are becoming hard to find.
Take bay Ridge for example. Great neighborhood but it takes an hour and 20 min on a good day to get to midtown. Prices there are going up rapidly.
bring a bullet proof vest. they don't call it gun hill road for nothin'.
There were no bullet proof vests at the art opening I went to, pictured above .Lots of hipster looking people though.There were also lots of more local looking types too. I thought it was a little strange at first but it was actually a nice event and spilled out into the sidewalk.
